There are some real estate transactions that are simply more rewarding than others. This one was especially meaningful to us because it wasn't just about selling a house—it was about helping a young veteran take a major step toward homeownership and building wealth.
Our buyer had been renting and was ready for more. He wanted a place to call his own, but he also saw an opportunity to make his purchase work harder for him.
And that's exactly what he did.
Instead of continuing to pay rent with nothing to show for it, our buyer purchased a property using his VA home loan benefits.
But this wasn't just any home.
The property included additional living space that can be used as a rental, giving him the potential to generate rental income while living in the property himself.
In other words, he wasn't simply buying a home.
He was taking his first step into real estate investing.
And as real estate agents, we couldn't be more excited for him.
One of the things we wish more veterans knew is that their VA benefits can provide some incredible opportunities.
For eligible veterans, a VA-backed purchase loan can allow for zero down payment in many circumstances, subject to VA and lender requirements. But there's another opportunity that often flies under the radar.
A veteran may be able to use VA financing to purchase a 2-, 3-, or 4-unit property, provided the veteran occupies one of the units as their primary residence.
That means a veteran doesn't necessarily have to choose between buying a home and getting started in real estate investing.
The right property can potentially allow you to do both.
You live in one unit and rent the others, creating the potential for rental income while building equity in the property.
It's an approach sometimes referred to as “house hacking,” and for the right buyer, it can be a powerful way to get started in real estate.
Of course, a great loan program is only part of the equation. A successful real estate transaction takes a team.
We were thrilled to work with Veterans United Home Loans, who were fast, efficient, responsive, and consistently on time with everything throughout the transaction.
And our buyer deserves a huge amount of credit, too.
He was fantastic about staying on top of everything we asked of him, which helped keep the entire transaction moving smoothly.
The result?
We closed an entire week ahead of schedule! 🎉
That doesn't happen without everyone doing their part.
There is something particularly rewarding about helping veterans use benefits they've earned through their service.
We love working with our veterans because we know that a VA loan can be about so much more than simply getting someone from renting to owning.
It can be an opportunity to:
Of course, every buyer's situation is different, and VA loan eligibility, lender guidelines, occupancy requirements, property requirements, and other qualifications apply. That's why it's important to talk with a knowledgeable VA lender about your specific situation.
For our buyer, this closing represents much more than a real estate transaction.
He went from renting to owning his own home.
And he didn't stop there.
He chose a property that gives him the potential to generate rental income and begin building a foundation for his financial future.
That's the kind of success story we love to be part of. ❤️🇺🇸
Congratulations to our newest homeowner, and most importantly, thank you for your service!
